Grand Adventure Co offers full service vacation rental management for your home in Steamboat which includes maintenance, cleaning, marketing, revenue management, guest communications and more. We primarily focus on short term rentals, but we do have a few homes that are mid-term rentals, reach out to us for more details on that program.

Switching Companies Seems Hard, How does GAC Help?
We can handle the whole process for you, from creating a cancellation letter for your current management company, getting your home built on our platform, handling photography, updating your STR License with the city, etc. We will handle it A to Z, you don't have to lift a finger.

I have some reservations on the books already with my old management company, what do I do?
We can walk you through the process and handle all the details. We are well versed on honoring currently booked reservations and making sure guests, owners and old management company are all in line through the transition period. No headaches required on your end, we have been through it all.

What about linens & towels?
If your old company provided the linens and towels in your home, that's no problem at all, our program includes linens, towels and guest supplies.

What about my Short Term Rental License with the City of Steamboat?
We assist all of our clients with STR License renewals each year, we do all the paperwork and heavy lifting, all you have to do is E-sign a few documents. When a property switches over to our management, we alert the city of the change. If a property doesn't have a license or a new owner is purchasing the property, we can help with getting all initial application paperwork in order as well. There is no extra cost to our owners other than the license fee(s) charged by the city.

Do you have an owner log-in so I can see my calendar?
Yes, once you are set up in our system, you will receive a login to our owner portal where you can see your calendar, block dates for owner or guest of owner usage, pull up monthly statements and annual financial reports. You can even see guest reviews for your property once they start coming in.

How Often Do I get paid?
We process owner statements and payments monthly. After an initial setup, your funds are deposited into your accounts monthly, all you have to do is click "accept"!

Do you have maximum usage requirements for Owner Use?
No, its your property, we don't restrict how many nights you can block out for yourself. During our initial discussions we will go over owner usage and take that into consideration when negotiating contract terms and pricing. We have many owners who use their properties for a portion of the year and we work in rentals around their stays.
